Yes. SD General Design & Construction is a licensed California general contractor (CSLB #1051694), fully bonded and insured with general liability and workers' compensation coverage. You can verify our license at the CSLB website or on our license page.

We serve all of San Diego County, including San Diego, La Jolla, Chula Vista, Carlsbad, Encinitas, Del Mar, Poway, Escondido, Oceanside, El Cajon, Santee, Coronado, and surrounding communities.

We specialize in kitchen remodels, bathroom renovations, whole-home remodels, room additions, and ADU construction. We're a design-build firm, so we handle both design and construction. We do not take on small handyman work, roofing, siding, or commercial projects.

Services

We offer a free initial consultation where we visit your home, discuss your project goals, and provide a general range based on what we see. A detailed, line-item proposal requires design work and is provided after the consultation phase. You can also use our online estimate tool for a quick cost range.

We're a design-build firm. We handle both design and construction under one roof. This means your design is informed by real construction knowledge from day one, and there's one team accountable for the entire project. No finger-pointing between separate architects and contractors.

Yes. We're happy to work with existing plans. We'll review them for constructability, provide a detailed estimate, and flag anything that might cause issues during construction. If modifications are needed, we can handle that too.

Our primary focus is remodeling, renovations, and additions. For ground-up custom home construction, we can discuss your project during a consultation to determine if it's a fit for our team.

Process & Timeline

We schedule a visit to your home at a time that works for you. We walk the space together, discuss what you want to accomplish, talk about budget range, and answer your questions. There is no pressure and no obligation. After the visit, we follow up with a summary and recommended next steps.

It depends on scope. A bathroom remodel typically takes 4-8 weeks of construction. A kitchen remodel takes 6-12 weeks. A whole-home renovation takes 3-6 months. Design and permitting add time before construction begins, typically 4 to 12 weeks depending on complexity.

Yes. We handle all permit applications, plan submissions, and inspector coordination through the City of San Diego Development Services Department or the relevant jurisdiction. Permit fees are included in your proposal unless otherwise noted.

You receive a written progress update every week with photos, a summary of work completed, upcoming tasks, and any decisions that need your input. Your project manager is also available by phone and text for day-to-day questions.

Yes, but we handle it formally. If you want to change something mid-project, we document the cost and timeline impact in a written change order you review and approve before any additional work happens. This is the only way your price changes.

Pricing & Budget

Our Price Lock Guarantee means your proposal price is locked to the signed scope of work. The only thing that changes the price is a written change order that you initiate and approve. No surprise charges, no hidden fees, no 'we found something' markups without your explicit sign-off.

Low bids usually mean one of three things: the scope is incomplete (they're not including everything), they plan to use lower-quality materials or subcontractors, or they're underestimating the work and will make it up with change orders. We provide detailed, line-item proposals so you can compare apples to apples.

Our pricing reflects licensed labor, permitted work, quality materials, proper waterproofing, and full project management. We include things that lower bids often leave out: permits, engineering, daily cleanup, weekly updates, and a 2-year warranty. When you compare scope-to-scope, our pricing is competitive. We're not the cheapest, but we deliver what we promise.

We structure payments around project milestones. A typical schedule includes a deposit at contract signing, followed by progress payments tied to completion of defined phases (demo, rough-in, finishes, completion). You pay as work is completed and verified, not upfront.

We can connect you with financing partners who specialize in home improvement loans. We do not provide financing directly, but we work with clients who use home equity lines, construction loans, and third-party financing regularly.

Quality, Warranty & Aftercare

We provide a 2-year craftsmanship warranty on all work we perform. If anything we build or install fails within 24 months due to our workmanship, we come back and fix it at zero cost. No questions, no fine print. Manufacturer warranties on products and materials are separate and passed through to you.

When we discover something unexpected (outdated wiring, hidden water damage, structural issues), we stop, document the issue with photos, and present your options with costs before proceeding. Nothing changes without a written change order that you approve.

We do a detailed final walkthrough together before final payment. Any items that need attention go on a punch list, and we complete them before the project is considered finished. After that, our 2-year warranty covers any workmanship issues that arise.

For most kitchen and bathroom remodels, yes. We set up dust barriers and clean up daily. For whole-home remodels, we recommend arranging alternative housing for at least part of the project, especially during demolition and major plumbing/electrical work. We can phase the work to keep portions livable when possible.

We are not an emergency repair company. We specialize in planned remodels, renovations, and new construction. If you have an emergency (burst pipe, fire damage), we can refer you to trusted specialists who handle those situations.
