Structural Changes

Moving walls, relocating plumbing, or adding square footage requires engineering, additional permits, and more labor. These are the biggest cost drivers.

Site Conditions

Older homes may have knob-and-tube wiring, galvanized pipes, or asbestos that needs to be addressed. We assess this at the consultation and account for it in your proposal.

Permits & Inspections

San Diego permitting costs vary by scope. We include permit fees in your proposal and handle all applications and inspections through the DSD.

Line-Item Pricing

Every cost is broken out: demolition, framing, plumbing, electrical, materials, labor, permits, and project management. You see exactly where every dollar goes.

Inclusions AND Exclusions

We list everything that IS included and everything that is NOT. If appliance purchases are your responsibility, that's stated. If we're handling permits, that's stated. No ambiguity.

Payment Schedule

Payments are tied to milestones, not arbitrary dates. You pay as work is completed and verified, not upfront.

Change Order Process

If you decide to change scope mid-project, we document the cost and timeline impact in a written change order you approve before any additional work happens. This is the ONLY way your price changes.

A bid that's significantly lower than others. They're likely missing scope or cutting corners.
Lump-sum pricing with no line-item breakdown.
No mention of permits or inspections.
Asking for more than 10% upfront before work begins.
No written contract or vague scope description.
No license number, or a license that doesn't match the contractor's name.
